The Security Deposits Held Report

A quick view at the security deposits you're currently holding, as well as any changes that occurred throughout the bookkeeping year.

The Security Deposits Held report is a quick view of the amount of security deposits you're holding for each property, as well as the starting value with any additions and subtractions throughout the bookkeeping year.

To view the Security Deposits Held report, go to the Reports tab on the left-side menu and navigate to the Other column. From the Security Deposits Held report, you can view the security deposits for individual units, total properties, and your portfolio as a whole.

Filter 'This Year to Date' and read more to understand the ending balance, starting balance, additions, and subtractions columns.

Ending Balance

The Ending Balance column shows the values as of the last day of your date range. If you selected 'Year to Date,' then the Ending Balance column shows your current security deposit balances as of today.

Single-unit properties will show the total value for the property, while multi-unit properties will be broken out into each unit, showing an unassigned column for security deposits applied to the whole property but without a unit denoted, and a total for the entire property. You can view the entire portfolio's ending balance at the bottom of the report.

Starting Balance

The Starting Balance column shows the values as of the first date in the range. When filtered 'Year to Date,' this will be the balances as of January 1.

If there were no security deposits booked in REI Hub at the start of your bookkeeping year, these values will show $0.00. You can optionally enter Security Deposits Received Prior to Using REI Hub for a more accurate Starting Balance.

Additions

Additions refer to any security deposit received transaction that was booked throughout the date range listed. If filtered 'Year to Date,' this is any security deposit you received during the current bookkeeping year.

Subtractions

Subtractions refer to any security deposit refunded or retained booked throughout the date range listed. If filtered 'Year to Date,' this is any security deposit you returned to the tenant (refunded) or kept after they moved out (retained) during the current bookkeeping year.

View Individual Security Deposit Transactions

Navigate to the Booked Transactions page under the Transactions header on the left menu. Click the Filter button on the right-hand side of the screen and filter by Account.

Filter by the Security Deposit Held account to see any transaction regarding security deposits, including ones received, refunded, and retained. Filter by the Security Deposit Retained account to see only the security deposits that were kept and not returned to the tenant.

Optionally filter by the 'Security Deposit' transaction type to see security deposits received and currently held, and/or update the Property field to see only security deposit transactions for that one property.
